Investigative studies: When a building owner or manager experiences a failure in a roof, wall or fenestration system, the role of a building envelope consultant is to investigate and report on the cause or causes of the failure. The most common symptom of failure is water penetration (leaks), but there are others, such as cracking or bulging of a wall. In addition to the causes of the failure, reports must typically include what are the available remedial options to address the problem, as well as cost opinions and a list of advantages and limitations associated with each option. Typically, the investigation is Phase 1 of a project, with Phase 2 and/or 3 consisting of remedial design, bidding, and construction administration services.
Remedial design, bidding, and construction administration: Once a report is completed and an owner/manager has selected a remedial option, the role of the building envelope consultant is to prepare remedial documentation (drawings and specifications) that can be used for bidding and construction purposes. The next step, similar to a traditional project, is to provide bidding and construction administration services.
New construction/design services: Another area of service is to architects and contractors. In these cases, a building envelope consultant is hired to help avoid a failure in new construction or as part of retrofit work. Specific services may include document reviews, drawing and detail development, envelope systems design, specification writing, bidding assistance and performance of construction observation and testing. After all, it's really much more cost-effective to prevent the problem before it happens!
